Modular steel-framed builds — fully assembled, or built up on site.
Every modular build starts the same way — a steel frame engineered and fabricated to spec. How it reaches its final form depends on the job: some units are finished complete under shop-floor conditions and dropped straight into place, others are shipped as engineered components and assembled on site.
Two ways to deliver a modular build

Engineered, fabricated and finished as a complete unit off-site — cladding, fixtures and fit-out done under controlled shop-floor conditions. It arrives on site ready to position and connect, so on-site work is largely handover, not a build.
The steel frame is engineered and fabricated as components, then assembled in place. We build this way when the site itself calls for it — see the two most common reasons below.
Building around what's already there
A fully finished modular unit needs a clear run onto site — and not every site has one. Where a build has to fit around an existing structure, into a tight access route, or into a footprint that's already partly built, shipping the frame as components and assembling it in place lets the build work around obstacles a complete unit couldn't clear.
Cutting the cost of transport
A finished modular unit is bulky, and moving one whole often means specialist abnormal-load transport. The same structure shipped as engineered steel-frame components travels on standard transport at a fraction of the cost, then goes together on site — worth weighing up on any job where the finished footprint is large relative to what it's made from.
